Should I sell my Vancouver property in 2026 or rent it out?
It comes down to three things: whether you need the capital within the next year, whether achievable rent covers your carrying costs, and how long you can hold. As of July 2026 the Greater Vancouver composite benchmark is $1,088,800, down 6.2% year over year, while rental demand has stayed firm. What does tenant placement cost?
A flat 50% of one month’s rent plus GST, based on a 12-month fixed-term lease, payable on move-in. There is no monthly fee and no ongoing management contract. Most agencies in Metro Vancouver do not publish a rate at all.
Can you represent me if I am looking for a place to rent?
Yes. Under BCFSA rules a licensee providing rental property management services only cannot enter into a contract with a prospective tenant - only a trading services licensee can. Because I hold a trading services licence, I can represent renters directly. Most rental agencies in Metro Vancouver legally cannot.

How is the Fraser Valley market different from Vancouver right now?
The Fraser Valley is further into buyer’s-market territory. Its July 2026 sales-to-active-listings ratio was 11%, versus 13% in Metro Vancouver, and Greater Vancouver REALTORS® notes that sustained readings below 12% have historically signalled downward price pressure. Fraser Valley benchmarks also fell further year over year - detached down 8.3%, apartments down 9.1%.
