For buyers
For the first time in years, you can take your time.
Inventory across Metro Vancouver is running well above the ten-year average and competition is subdued. That is a genuinely different buying environment from 2021 - and it rewards patience rather than punishing it.
What the current market means for buyers
As of July 2026 there were 16,476 properties listed across Metro Vancouver - 26.8% above the ten-year seasonal average - with a 13% sales-to-active-listings ratio. The Fraser Valley is at 11%, firmly a buyer’s market. Benchmark prices are down across every property type on both boards. In practice: more choice, less pressure, and real room to negotiate on conditions as well as price.

The Fraser Valley is where affordability actually moved
A Fraser Valley townhome benchmark of $757,300 against $1,030,400 in Metro Vancouver is not a small difference. If your work is flexible or your commute tolerant, widening the search across the board line is the single biggest lever you have - and I cover both.
