What tenant placement costs and includes

Tenant placement across Greater Vancouver and the Fraser Valley costs 50% of one month’s rent plus GST, based on a 12-month fixed-term lease and payable on move-in. It includes a free rental assessment, professional photography, listing syndication, all showings, and a five-step screening process covering credit, income, employment, landlord references and an interview. There is no monthly fee and no management contract.

These require a rental property management licence under the Real Estate Services Act. I hold a trading services licence, which covers finding and screening tenants and collecting security and pet damage deposits. If you want full management, Babych Group Realty Vancouver Ltd. is licensed for it and I’ll introduce you.

Security and pet damage deposits are delivered promptly to the brokerage trust account at Babych Group Realty Vancouver Ltd., in line with your instructions and the Residential Tenancy Act.

The screening standard

Five checks. Every applicant. No exceptions.

Nobody gets presented to you until all five are complete. Most placements fail because someone skipped step four.

    A full credit report through a screening agency, reviewed against the rent.

    Documented proof of income sufficient to carry the tenancy comfortably.

Most agencies in Metro Vancouver won’t tell you their rate until you’ve had a call. Mine is on the website.

Landlord questions

How long does it usually take to place a tenant?

It depends on price, property type and location, but a correctly priced unit in Greater Vancouver typically attracts qualified applications within the first one to two weeks. Overpricing is the single most common reason a rental sits. The free rental assessment sets the price before we go live.

How do you screen tenants?

Five steps, every time: a credit check, income verification, employment verification with the employer directly, reference checks with previous landlords, and a one-on-one interview. No applicant is presented to you without all five completed.

Do you manage the property afterwards?

Not currently. I hold a trading services licence, which under BCFSA rules covers finding and screening tenants and collecting security and pet damage deposits, but not rent collection or ongoing management. If you want full management, I will refer you to the rental property management side of my brokerage, which is licensed for it.

What happens to the deposits?

Security and pet damage deposits are collected and delivered promptly to the brokerage trust account at Babych Group Realty Vancouver Ltd., in accordance with your instructions and the Residential Tenancy Act.

Do I pay anything if you do not find a tenant?

No. The fee is payable on move-in. The rental assessment, photography, marketing and showings carry no upfront cost to you.

Can you help me decide whether to rent it out at all?
