Almost every rental agency in Metro Vancouver works for the landlord - not by choice, but because their licence doesn’t permit anything else. Mine does.
Why this is unusual
Under BC Financial Services Authority rules, a licensee who holds a rental property management licence only cannot enter into a contract with a prospective tenant - only a trading services licensee can. Most rental and property management firms in Metro Vancouver hold exactly that licence, which is why they represent landlords exclusively.
I hold a trading services licence, so I can act for you directly: search, view, review the tenancy agreement, and make sure you understand what you’re signing.

Renter questions
Why can’t most rental agencies represent me as a tenant?
Because of how BC licensing works. BCFSA states that a licensee providing rental property management services only cannot enter into a contract with prospective tenants seeking rental properties - only a trading services licensee can provide that service. Most Metro Vancouver rental and property management firms hold rental property management licences, so they act exclusively for the landlord.
Does it cost me anything?
In most cases the landlord pays the placement fee, so there is no cost to you. If a situation would work differently, I will tell you in writing before you commit to anything.
What do you actually do for a renter?
Search across listings you would not otherwise see, arrange and attend viewings, review the tenancy agreement before you sign, explain your rights under the Residential Tenancy Act, and make sure the deposit arrangements are handled properly.
