Inna Bez market report for August 2026, Greater Vancouver and the Fraser Valley: Metro Vancouver sales down 4.6 per cent, Fraser Valley sales up 1 per cent.

In July, both of the real estate boards I work across recorded sales down about 9% year over year. In August they split.

Greater Vancouver recorded 1,869 sales, down 4.6% from August 2025 and 20.7% below the ten-year seasonal average for the month. The Fraser Valley recorded 941 - up 1% on the same month last year.

What makes it worth a second look is that Fraser Valley prices fell harder over the same period, not softer.

Greater Vancouver

The composite benchmark - a typical home across all property types - sits at $1,081,900, down 5.6% year over year. By type:

  • Detached: $1,799,400, down 7.2%
  • Townhome: $1,028,800, down 4.4%
  • Apartment: $686,200, down 6.6%

There were 15,798 properties listed at month end, 26.2% above the ten-year seasonal average, against 4,100 new listings - themselves down 3% on last August. The sales-to-active-listings ratio was 12.3%.

Greater Vancouver REALTORS® notes that sustained readings below 12% have historically signalled downward price pressure, and above 20% upward pressure. At 12.3%, Metro Vancouver is sitting just above that lower line.

The Fraser Valley

Sales held up better here, but prices did not:

  • Detached: $1,319,600, down 8.4%
  • Townhome: $750,600, down 7.1%
  • Apartment: $466,100, down 8.9%

Every property type fell further year over year than its Metro Vancouver equivalent. The sales-to-active-listings ratio was 10% - buyer’s-market territory by the same measure above.

New listings were 2,373, down 15% on last August. Fewer owners are choosing to list into this, which is worth holding onto for a moment.

What this means if you own something here

If you are selling, the practical picture has not changed much: inventory is high, buyers have time, and a property that is priced or presented poorly simply sits. That is more true in the Fraser Valley right now than in Metro Vancouver.

If you are weighing a sale against renting out and waiting, the drop in new listings is the figure I would pay attention to. It suggests a good number of owners have already made that call.
